Osaka Kabuki Theater Street Scene

I was told that this is a Sadanobu print titled :Shochiku za hanei no zu

and described as: Street scene outside the Osaka Theater Shochiku-za

From Alec Wood’s signature database the artist appears to be Sadanobu II around 1877

But google sources say that Shochiku-za was built in 1923 to replace the Nakaza.

Could someone please translate the print’s title, identify the theater for me, and perhaps some of the major items identified in the print – especially the big sign boards on front?
